California State University San Marcos (CSUSM)
University Village Apartments was the first on campus housing development at CSUSM. This $26.5M development comprised 126 apartment units (189,000 square feet and 475 beds) along with a Commons Building.During the planning stage, O’Day Consultants was the lead consultant in preparing the environmental documentation, interfacing with CSUSM, the environmental consultants, the geotechnical consultant, and the traffic consultant to obtain a mitigated negative declaration (MND). Our engineers prepared the base mapping, preliminary grading and improvement plans and hydrology/ hydraulic report to support the MND.
After certification of the MND, O’Day engineers worked with Onyx Architects to prepare the construction drawings for the first phase, consisting of three student housing buildings and a Commons Building. The Commons Building provides administrative, maintenance, and student activity support functions. Construction was completed in August 2003.
To mitigate for impacts to native upland and wetland communities, we worked with the environmental consultant to implement the mitigation plan.This was done to meet the requirements of the U.S Army Corp of Engineers, California Department of Fish and Game, and the Regional Water Quality Control Board.
Construction drawings for the creation of a wetland basin BMP located on the northwesterly corner of CSUSM were also prepared. Other scope of work services included:
